Direct purchase and cash purchase are different
A direct buyer purchases the property rather than introducing it to an unknown purchaser. A cash purchase describes the funding position. Ask for evidence of available funds and clarity about any finance, surveys or other conditions.
Questions to ask any purchaser
- Who will be named as the buyer in the contract?
- How is the purchase funded, and what evidence can be provided?
- What could change the offer or delay completion?
- Which fees would you pay, including your own legal costs?
- Are you free to seek independent advice and compare alternatives?
Understand the price trade-off
A direct offer is below open-market value. It can be worth considering if avoiding refurbishment or repeated viewings matters more to you than maximising the price. There is no obligation to accept.
